Tudor Lodges change of use plan re-submitted
MIKE and Molly Tudor have submitted a revised planning application to change the use of seven holiday lodges to market dwellings at Tudor Lodges, Morval.
The couples’ original application, for the site adjoining the Snooty Fox Hotel on the main A387 Widegates to Looe road, was refused by Cornwall Council and later dismissed on appeal, although it was clear that the Planning Inspector appointed by the Government had plenty of sympathy for the Tudors.
Now, a fresh application – Ref No. PA22/04688 – has been lodged and is available on the Cornwall Council planning web portal here.
The new application, which is expected to go before Morval Parish Council at their monthly meeting in the Village Hall, Widegates, at 7.00 pm on Wednesday (April 2), appears to be very similar to the original plan.
Saltash-based Andrew Wilks, of the ADW Design Group Chartered Architects, has told planning officials that the fresh planning application has addressed the Inspector’s findings.
“You will note the only aspect of the appeal that the Inspector found against was the non-resolution of securing an off-site affordable housing contribution (albeit, it was as a result of the LPA [Local Planning Authority] and the Affordable Housing team refusing to co-operate to do so,” said Mr Wilks.
“As such, the exact same application here, merits and warrants the exact application of policy and resolution, save for the fact that the new application here includes for an off-site AH (Affordable Homes) contribution secured by a S106 Legal Agreement, in the amount and structure as confirmed by the LPA at the Appeal hearing and AH team.”
Mr Wilks concludes his submission by noting that the Planning Inspector found that the site was in a suitable location for housing and would not unacceptably harm the tourism economy or an Area of Great Landscape Value.
“Therefore, subject to satisfying the requirement for an off-site AH contribution secured by a S106 Legal Agreement, the Planning Inspector has confirmed that the application and application site is supportable, and in conformity with both the updated NPPF (National Planning Policy Framework) and Cornwall Local Plan.
“As such the LPA should now support the new planning application being the same as the appealed submission,” he said.
