Average cost of a Cornish home nears £300,000

CORNWALL Council’s ‘Affordable Housing’ report for September reveals that some 21,120 households are currently on the Cornwall Social and Affordable Housing Register.

It also says that 873 households are in temporary or emergency accommodation.

The average house price in Cornwall as of June this year was put at £299,580 with second homes believed to number around 13,000. The number of long-term empty properties stands at 2,652.

In June, Cornwall Council’s Cabinet approved a proposal for the acquisition of 50 high-quality two and three-bedroomed properties for use as family temporary accommodation while 775 ‘affordable houses’ were also delivered in the 2023-24 period.

In addition, July and August saw 137 planning permissions issued for ‘affordable homes’ and a further 37 approved that were part of ‘outline applications’ or ‘permissions in principle’.

Planning committees over the past couple of months have approved 23 ‘social rent’ homes in St Dennis and up to 92 ‘affordable homes’ in Penryn.

The report says that the Council’s ‘Affordable Homeownership Team’ continues to see a ‘strong’ housing demand for discounted market sale properties with 25 of those properties coming on to the market during May and June.

The team is also continuing to approve the eligibility of purchasers for the Council’s own shared ownership sales programme across Cornwall.
